Booking Terms & Conditions

Please read the below terms and conditions carefully. These terms apply to your booking and villa rental.

1. Making a Booking

The contract begins once we have received your deposit, the booking has been approved after verification, and the client has agreed to our Terms and Conditions by ticking the online acceptance box or providing an electronic signature.

2. Payment Terms

The full rental amount or a minimum 50% deposit is required to confirm your booking.

The remaining balance is due 6 weeks (42 days) prior to check-in.

Payment can be made via a secure payment link or by wire transfer into our South African bank account. Full payment details and banking information will be provided on your invoice.

If your booking is made within 6 weeks (42 days) of your arrival, full payment will generally be required at the time of booking.

If the remaining balance has not been received by the required due date, we reserve the right to cancel the booking and retain the deposit paid.

3. Services & Rates Included

Each property may offer slightly different services. Your rental payment will generally include, as standard, utilities, cleaning services, pool cleaning and garden services, as well as access to television and internet services.

Where included in your booking, the following services and amenities may also be provided:

Daily Continental Breakfast – A fresh breakfast box delivered each morning.

Welcome Drinks – Still and sparkling water, soft drinks, and a curated selection of local wine and beer.

Light Pantry Stock – Essential items including coffee, tea, milk, fruit, snacks, olive oil, salt, pepper and other everyday basics.

Dedicated Concierge – Your personal guest liaison for arrangements, recommendations and special requests.

Housekeeping – Six days a week, Monday to Saturday.

Complimentary Wi-Fi – Available throughout the villa.

Additional services can be offered at an additional cost. Please inform us of your requirements when booking, including any requirements for airport transfers, restaurant recommendations, excursions etc.

4. Security Deposit

You may be required to pay a refundable security deposit. The value of the security deposit may fluctuate depending on the property, time of year and other relevant factors.

The security deposit will be invoiced to you and held in our account against any damages or breakages that may occur while renting the property.

Following check-out, you will be notified within 7 days of any charges to be deducted from your security deposit. If no deductions are required, the balance shall be released back to you in full.

Cape Mesa takes all reasonable precautions to ensure that the descriptions of properties and services on our website or otherwise provided to you are accurate.

However, errors do occasionally occur, and we reserve the right to alter descriptions where necessary.

7. Alterations & Cancellation by Us

If Cape Mesa is unable to provide the booked property, we may transfer you to a similar property. If this is not possible or acceptable, the booking will be cancelled and all amounts paid for the property refunded. Cape Mesa will not be liable for travel costs, cancellation fees or any further claims.

8. Insurance

You are strongly advised to arrange adequate and fully comprehensive travel insurance, including cancellation cover and cover for theft of personal items.

9. Liability

Cape Mesa will not accept liability for any act, neglect or default for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which any of the guests or their invitees may suffer or incur arising out of, or in any way connected with, the property rental.

10. Behaviour

The person who signs the booking form is responsible for the behaviour of everyone using the rental property.

If anyone in your party, or any guest or invitee, behaves in an unacceptable manner by civilized standards, the entire party may be required to vacate the property without notice.

Kindly note that it is not considered acceptable behaviour for these purposes to make excessive noise.

No parties are allowed at Cape Mesa's properties without express permission from us in writing prior to arrival.

Noise should be kept to a minimum, with all noise reduced by 22:00.

11. Maximum Number of Guests & Pets

The names of all occupants must be provided at the time of booking, and no other person may occupy the property at any time without Cape Mesa's permission.

Pets are not permitted at any of Cape Mesa's properties.

12. Longer-Term Stay Rental Policy

For monthly or longer-term rentals, an additional agreement will be provided by Cape Mesa on a per-inquiry basis.

13. Breach of Terms & Conditions

If any of these Terms and Conditions are materially breached by any of the guests or invitees, Cape Mesa reserves the right to re-enter the property and terminate the rental, without prejudice to the other rights and remedies of Cape Mesa.

14. Arrival & Departure Times

Unless otherwise advised:

Check-in: 14:00

Check-out: 10:00

Requests for an early check-in (before 14:00) or late departure (after 10:00) are always subject to availability.

To guarantee an early check-in or late departure, an additional charge of 50% of one night's rental cost for the property will be payable in advance.

You will be provided with directions and instructions for the check-in and departure procedures separately.

15. Governing Law & Jurisdiction

The validity, construction and performance of these Booking Terms and Conditions shall be governed by South African law.

It is agreed between Cape Mesa and the persons staying at the property that any dispute shall be subject to the exclusive jurisdiction of the South African Courts.
